2. Availability & Pricing Discrepancies: All property availability, promotional pricing, minimum stay rules, seasonal rates, and deposit requirements are subject to real-time updates and availability. Neal Estate does not guarantee that a property shown as available will remain available at the moment of booking request.
3. Third-Party Booking Widgets & External Systems:
   • Bookings may be processed through integrated third-party widgets, reservation software, or external channel links.
   • When completing a booking through a third-party widget or external engine, the User enters into a direct contractual relationship with the accommodation provider/operator and/or the third-party system provider.
   • Neal Estate is not a contractual party to agreements executed between the User and external accommodation managers or third-party platforms, unless explicitly stated otherwise in writing.

Article 5 – Rates, Taxes, and Payment Terms

1. Displayed Rates: Rates displayed on the Website are generally quoted in Euros (€) unless specified otherwise.
2. Additional Fees & Taxes: Advertised rates may or may not include local tourist taxes, cleaning fees, security deposits, utility surcharges, or service fees, depending on the specific property and booking engine rules. Applicable extra charges will be outlined during the booking checkout process.
3. Payment Processing: Payment processing for bookings is handled securely via accredited payment gateways or property partners. Neal Estate does not store full credit card information on its own web servers.

Article 6 – Cancellation, Refund, and Modification Policies

1. Cancellation Terms: Cancellations, refunds, no-show policies, and booking modifications are strictly governed by the specific terms presented during the booking process for the respective property or partner platform.
2. Force Majeure: Neal Estate and property partners shall not be held liable or responsible for failure or delay in fulfilling obligations if such failure arises from circumstances beyond reasonable control (including natural disasters, government restrictions, epidemics, strikes, or severe network outages).

Article 7 – Intellectual Property Rights

1.
